Job Description:

The Facilities Caretaker is responsible for the overall Building Management Services, ensuring that the building is well-maintained and that tenants receive the services they require. The role involves both direct action and coordination of facilities and maintenance services.

Key Responsibilities:

Plumbing:

  • Plan and schedule routine maintenance work.

  • Address all plumbing issues within the building and consult in-house or external plumbers only when necessary.

  • Regularly check gutters, especially before the rainy season.

  • Inspect and repair roof leaks by submitting work requisitions to the Facilities Department via Portfolio Managers.

  • Identify and diagnose plumbing issues and implement preventative measures.

Electrical:

  • Conduct daily inspections of lifts to ensure they are operating efficiently and report issues to the lift service provider, Portfolio Manager, and Facilities Management.

  • Monitor the air conditioning system and address any inefficiencies in the same manner.

  • Replace light bulbs in public areas as needed.

Carpentry and Structural:

  • Ensure that walls, roofs, windows, doors, and floors are in good repair.

  • Perform minor repairs, such as fixing door handles and hinges, and seek assistance from Facilities Management when required.

Security:

  • Safeguard building equipment and ensure security measures are implemented as per the Old Mutual Security Officer’s advice.

  • Assist with fire drills and building evacuation processes.

  • Ensure tenants and building occupants are aware of security, fire, and building regulations, and ensure their safety and security.

  • Supervise the on-site security contractor.

Cleaning:

  • Maintain cleanliness of both the exterior and interior of the building at all times.

  • Report any environmental issues to Portfolio and Facilities Management.

  • Supervise contract cleaners to ensure high standards of cleanliness.

Landscape:

  • Oversee landscape contractors to ensure the upkeep of gardens, flowers, and plants around the building.

  • Ensure landscape staff are punctual and that the correct number of staff are always on duty.

  • Ensure the landscape area is tidy and that staff and cleaners do not linger in these areas.

Public Relations:

  • Conduct monthly visits to each tenant in the building.

  • Communicate politely and professionally at all times, representing Old Mutual’s positive image.

  • Foster strong, positive relationships with tenants and the general public.

  • Promote and maintain a good landlord-tenant relationship at all times.
