An investigation by a local outlet revealed that Ndoro lived in a small studio flat at Barlow Park Lifestyle Estate—far from the lavish lifestyle some reports suggested.

The flat had the bare minimum: a single bed without proper blankets, no couch, no television, and no valuables. Instead of a full kitchen, there was only a sink. For a man once celebrated in the world of football, the simplicity—and even emptiness—of the space was telling.

Barlow Park: New, but not high-end

While Barlow Park is a fairly new development, it is not a luxury gated community like Sandhurst, Hyde Park, or Melrose Arch. Rather, it’s a mixed-use estate that combines small apartments, a shopping area, restaurants, and a Curro school, with Innesfree Park and Sandton City close by.

Ndoro’s rent was around R5,000 (about US$300) per month for his studio flat. It placed him at a central point between Sandton and Alexandra, two areas that highlight South Africa’s wealth gap more than any other.

A development still finding its feet

Barlow Park’s first phase was awarded to developers Atterbury and Divercity in 2017, with construction starting in 2022. The first residents moved in during early 2024, and Ndoro was among them.

Though new, the estate’s apartments remain modest, aimed at middle-income earners looking for affordable access to Sandton.

Ndoro’s quiet and lonely final days in this modest space stand in stark contrast to the high life he once lived as a professional footballer.
