Validation of Title Deeds Under the New Deed Registries Regulations, 2025 (SI 76 of 2025)
The Government of Zimbabwe has introduced new regulations requiring the validation of title deeds. The following write-up is an important guideline for all property owners in Zimbabwe.
Statutory Instrument 76 of 2025 introduces new rules that direct every property owner to validate their old title deeds and replace them with modern, securitised digital deeds.
Validation Of Old Title Deeds
If you hold an old title deed, you now have 24 months (2 years) from the date this law was published to submit your documents for validation.
Here’s how it works:
- Submit a copy of your old title deed to the Deeds Registry.
- You’ll also need to present the original title deed for verification.
- The Registrar will verify the authenticity of the title, ensuring it meets all legal requirements.
- In some cases, you might be asked to provide extra documents to confirm ownership.
The goal is to ensure every old deed is legitimate and properly recorded before transitioning to the new digital system.
What Are Securitised Deeds?
After your old title deed is successfully validated:
- The Registrar will issue a new securitised deed — a safer, digital version of your property title.
- These deeds will be:
- Stored in a secure digital registry,
- Available both in electronic form and a printed version on special securitised paper.
- You will need to submit your old title deed when collecting the new one.
This digitisation process is designed to reduce fraud, prevent double sales, and enhance record-keeping in the property sector.

This move marks a significant step forward for property security in Zimbabwe. By updating old records and shifting to a digital system, the government aims to:
- Improve security and transparency in property transactions,
- Make deed verification faster and more reliable,
- Prevent title deed loss, theft, or tampering.
